Designing and building the home of your dreams is a big deal.  For many, it's the culmination of decades of dreaming, hours of planning and years of saving.  Whether you're envisioning a cottage style home, a log home, a contemporary design, a ranch style or a sprawling farmhouse, we've got you covered.  With our on staff Home Designer, we're able to design your vision and see it come to life in our Architectural Home Design Software. 

We offer an in house home design service so we can work together to design the home you have always wanted and within your budget. Our design process is broken down into two phases to make sure it's not overwhelming.

home design AGREEMENT

PHASE ONE

Design Phase: 
For a fee of  $1.50 per sq ft  Michael’s Homes, Inc. will:
  • Produce a set of CAD design plans (with floor plans and exterior elevations) of the proposed project.  This phase includes:
    • Designed CAD plan with up to 3 revisions
    • 3 client meetings, approx. 1-2 hour time slots. (This process normally takes about 4-6 weeks, with one meeting a week)
  • Provide a ballpark estimated cost of the project based on the design phase plans 

To move into the “Intent to Build Phase”, the design must be substantially completed, if not finished by the end of the 3 meetings, additional design work/client meetings might be needed and will be billed at a rate of $60 per hr.

Note: Prints will not be sufficient for construction or to obtain a building permit until the next phase.


PHASE TWO

Intent to Build Phase:  For a fee of $1.50 per sq ft this phase will include the following:

  • Produce and present final design drawings sufficient to obtain a final contract price and building permit.
  • Produce a completed set of contract specifications.
  • Provide a final bid price for the project.


If Construction Contract is signed, then 1/3 the cost of this phase will be credited on the contract.

All plans, diagrams, drawings, designs, blueprints, and specifications created by Michael’s Homes, Inc. under this Agreement remain the property of Michael’s Homes, Inc. until all outstanding balances are paid, at which time they become the property of the undersigned owner(s). If Owner(s) elects not to enter into a construction agreement, subsequent to the signing of this agreement, the above fees shall be nonrefundable. 

Further, it is understood and agreed by all parties to this agreement that the plans, specifications and price quotation for this job are for the sole and exclusive use of Michael’s Homes inc. and may not be used or relied upon by any other parties. Use of these plans and specifications by others is strictly prohibited and releases and relieves Michael’s Homes from any liability for their use thereof. 

If scope of the proposed design work is changed after the signing of this agreement, the design fee will be changed accordingly. Any alteration or deviation from the above terms involving extra costs shall be executed only upon written order from Owner & shall become an extra charge over amount agreed upon below. 

Note: You will not be added to the construction schedule until you have received and signed the construction contract.
