MICHAEL'S HOMES NEW HOME WARRANTY
The day that you move into your new home is not the end of our journey together. This is where your warranty begins, and it is a promise of our continued partnership together. Michael’s Homes offers a two-fold warranty that begins when you move into your new home.
The first part is our 1-year Fit and Finish Warranty. It warrants that your home will be free from defects in materials and workmanship for the first year. During the warranty period on your new home, Michael’s Homes warrants that the home will be free from:
1. Defects in the materials or workmanship. This does not include defects in appliances, fixtures and equipment, which are not covered in this warranty.
2. Defects in the electrical, plumbing and mechanical, including wiring, piping and duct-work of those systems.
3. Any systems defects resulting from failure of an appliance, fixture or equipment that is covered by a manufacturer’s warranty are not covered by this warranty.
4. This warranty does not cover situations arising from misuse, abuse or neglect.
The second part is our 10-year Structural Warranty. It warrants your new home from defects in structural components. A “major structural defect” is defined as: Actual physical damage to designated load-bearing portions of the home. This damage must affect the load-bearing function to the extent that the home becomes unsafe, unsanitary or otherwise unlivable. The load bearing portions of the Home are the framing members and other structural elements that transfer the load to the supporting ground. The load bearing portions of the home that are covered in this warranty are defined as: The Load bearing foundation systems, piling, piers, stem-walls and footings; load bearing beams; load bearing girders; load bearing lintels, load bearing columns; load bearing walls and partitions; load bearing flooring sub systems; and load bearing roof framing systems, roof rafters and trusses. The repair will include only the steps necessary to ensure that the home is restored to its approximate condition just prior to the defect, not “like new” condition.
Subject to the limits provided in the warranty, we will A) repair or replace a covered major structural defect or B) pay the homeowner the reasonable actual cost of repair or replacement. This warranty does not cover situations arising from misuse, abuse or neglect.
